Over the years you have built up trust with owners, advisory boards and your own team. Anyone thinking about succession rarely asks about the purchase price first. The first question is almost always: what will become of the people who rely on me?
We know this question from our own experience. Königsberger Immobilien has been a family business in Oberammergau since 1982. [Sentence about our own succession with LIKKA Immobilien; wording and timing to be agreed]
Why now is a good time
The demands on property management companies have risen sharply in recent years: the reform of the German Condominium Act (WEG), the certified property manager requirement, heating cost and CO₂ rules, digitalization, the shortage of skilled workers. Many owners carry all of this alone. A good handover also needs lead time, often one to two years, so that contracts, team and clients can make the transition calmly. If you plan early, you have a choice.
Continuity instead of upheaval
Your company will not be dissolved or turned into a number at a head office. It remains a separate local branch.
Your team stays
We take over your employees and plan onboarding and responsibilities together with you.
Your clients stay
Advisory boards and owners keep their contacts. We inform them together with you, personally.
Your name, if you wish
We decide together whether your company name carries on.
Your tradespeople stay
The businesses you work with know the buildings. We welcome them into our network.

Three ways to shape your succession
Succession
You hand over your company completely and step back. If you wish, you can stay on for a few months during the transition.
Sell and stay on
You sell and stay in a defined role, for example as head of your team or as the contact person for your region. We take over bookkeeping, IT and legal matters.
Gradual transition
We first take over some of the properties or tasks. The rest follows according to an agreed plan.
A fair, transparent valuation
Flat-rate multipliers rarely do a property management company justice. We look at what makes your company what it is and explain every assumption, so you can discuss the result with your tax advisor.
Portfolio and fees
Number of units, type of properties (WEG, rental, commercial) and the agreed management fees.
Contracts
Terms of the management contracts and the dates on which appointments end.
Client structure
How many properties, how widely spread, how long they have been under management.
Team
Employees, their tasks and how much knowledge rests with the owner alone.
Organization
Condition of the bookkeeping, documents, software and reserves.
Region
How well the properties fit our service area and our partner tradespeople.
