Why now is a good time

The demands on property management companies have risen sharply in recent years: the reform of the German Condominium Act (WEG), the certified property manager requirement, heating cost and CO₂ rules, digitalization, the shortage of skilled workers. Many owners carry all of this alone. A good handover also needs lead time, often one to two years, so that contracts, team and clients can make the transition calmly. Succession

You hand over your company completely and step back. If you wish, you can stay on for a few months during the transition.

For owners who want to keep working, but with less on their plate

Sell and stay on

You sell and stay in a defined role, for example as head of your team or as the contact person for your region. We take over bookkeeping, IT and legal matters.

For owners who want to let go gradually

Gradual transition

We first take over some of the properties or tasks. The rest follows according to an agreed plan.

The process in four phases

Transparent and at your pace. After each phase, you decide whether to continue.

  1. Confidential conversation

    A personal first meeting, at your office or with us in Oberammergau. No documents, no numbers, no pressure. Before any numbers are exchanged, we sign a confidentiality agreement.

  2. Fair valuation

    You give us an overview of your portfolio, contracts and team. We value your company, explain every assumption and make a non-binding offer.

  3. Due diligence and contract

    After a letter of intent, we review the documents in detail and draft the contract. If company shares are being sold, a notary appointment is required.

  4. Gradual handover

    We inform your team, advisory boards and owners together with you and support the handover. Where associations need to appoint the property manager anew, we prepare the resolutions.

Frequently asked questions about succession

When is the right time?

Earlier than many people think. A good handover often needs one to two years of lead time, especially if contracts are ending or the team needs onboarding.

Will my employees and clients find out right away?

No. We decide together when and how your team and clients will be informed.

What happens to the manager appointments for my condominium owners’ associations (WEGs)?

That depends on whether company shares or individual contracts are transferred. If individual mandates are transferred, the associations usually have to formally appoint the new property manager. We prepare this with you.

Isn’t my company too small?

No. Small property management companies with only a few associations are of interest to us too.

Do I have to stop right after the sale?

No. You can stay on during the transition or remain in a defined role.

What documents do you need?

None for the first conversation. Later, an overview of properties, units, fees, contract terms and team.
