Property management · For owners & advisory boardsCondominium association management that plans ahead
Most property managers react when something is reported. We know your building, plan maintenance years in advance and raise problems before they get expensive. In Germany, every condo building is run by its condominium owners’ association (WEG), and we manage it on the owners’ behalf. For associations between Garmisch-Partenkirchen and Wolfratshausen.

Property management is asset management
For most owners, their property is their most valuable asset, even if they rarely think of it that way day to day. A residential complex in the Oberland quickly represents a value in the millions. Whoever manages it is responsible for a substantial fortune.
That is why a good property manager is always a good asset manager too: someone who preserves the value of your property and increases it wherever possible.
Example calculation
24 apartments × €350,000 = €8.4 million
A difference in value of just one percent equals €84,000, many times the annual management fee.
Illustrative sample figures
Planning for lasting value
Multi-year maintenance planning instead of repairs on demand. That keeps the building in good shape and prevents costly follow-on damage.
Reserves with foresight
An adequate maintenance reserve (Erhaltungsrücklage) protects against large special assessments and makes your apartment more attractive when you sell.
Increasing value deliberately
Energy-efficient modernization, well-kept grounds and complete records raise market value and rentability.
The downward spiral
Why the cheapest price ends up costing more
Fees that are too low
The manager lacks the means to employ good, qualified staff.
No training or further education
New case law, technology and regulations never reach day-to-day work.
No quality assurance
There are no managers who review, guide and improve processes.
Everything cut to the bone
Instead of professional management, only the bare minimum gets done until the building itself suffers.
Quality has its value
And the property manager is liable for their work. A fee that is appropriate to the value of your property secures high-quality management: experienced staff, ongoing training and leadership that ensures quality. That preserves the value of your property and makes being an owner a pleasure again.
Hidden costs
Saving on the property manager often costs you elsewhere
A cheap property manager looks good on paper. The real bill comes later: when you sell, with the heating cost statement, at the owners’ meeting and in everyday life.
Lower sale price
A poor energy rating shows up on the energy performance certificate (Energieausweis). Buyers deduct the cost of renovation, and banks often offer better financing terms for energy-efficient properties.
Delayed renovations
Small defects turn into big ones. Postponing maintenance usually ends up costing much more, especially as construction prices keep rising.
Buyers read the minutes
If resolutions are not implemented or disputes run through the meeting minutes, that pushes down the price of your apartment.
Higher energy costs
A poorly insulated building with outdated systems uses more energy. You pay for that every year, plus rising CO₂ costs.
No framework agreements
Without well-negotiated contracts for energy, maintenance and service providers, the association pays more and has no price stability.
Surprise special assessments
If the maintenance reserve is planned too tightly, the bill arrives all at once: as a large special assessment for every owner.
Insurance gaps and rising premiums
Poorly negotiated insurance policies often fail to cover the damage when it matters. A single uncovered loss can cost many times the management fee of several years. On top of that, unresolved claims and missing maintenance push premiums up; in the worst case, the insurer cancels the policy.
Legal challenges and lawyers’ fees
Flawed statements and poorly prepared resolutions get challenged in court. That costs time, money and trust.
Vacancy and rent reductions
Unresolved defects and slow re-letting cost landlords income month after month.
Missed subsidies
Not knowing about subsidy programs for heating, insulation or windows, or missing their deadlines, means leaving real money on the table.
Liability risks
Missed inspection duties such as drinking-water testing, maintenance or safety obligations can become expensive, even leading to liability claims.
Stress and quality of life
Constant annoyance, pressure and disputes change an association. Instead of enjoying your home, you are frustrated, and long-term stress can even affect your health.
Actual costs depend on the individual property.
That is why a property manager should not be chosen on the lowest price alone. What matters is who protects the value of your property over the years. The right choice pays off for every owner.

Difficult mandates
We also take on associations in crisis
Some associations can no longer find a property manager because the situation has become deadlocked. These are exactly the mandates we take on. A team of specialists works through the crisis with focus, together with attorneys, expert assessors and tax advisors.
Catching up on the books
Several previous years were not booked, or were booked incorrectly. We reconstruct accounts, receipts and statements year by year.
Missing records
The previous manager won’t hand over the records. Together with attorneys, we enforce the handover and reconstruct whatever is missing.
Embezzled funds
The previous manager committed a crime and embezzled the association’s money. We secure the accounts, quantify the damage and support the criminal complaint and the claim for damages.
Construction defects and disasters
Major construction defects or a flood hit the association. We coordinate expert assessors, insurance and repairs, and keep the finances stable.

Testimonials
What our clients say
“I would like to take this opportunity to thank you for your consistently straightforward and reliable management of our condominium owners’ association (WEG).”
“Very friendly and competent property management. Communication is clear and runs smoothly. The notices in the building’s hallway are always up to date, and information about the building is passed on promptly. Mr. and Mrs. Königsberger are very friendly and are always happy to take a few minutes for you. Highly recommended!”
Frequently asked questions
What does WEG management cost?
That depends on the property, its condition and the tasks that matter to your association. That’s why we first get to know the property and the advisory board. After that, you receive a quote tailored to your association.
Isn’t our property too small?
No. We also manage associations with three or four units, and there’s a dedicated package for them.
When will the annual statement be ready?
Usually in the first half of the year. We give you a binding date when we take over.
How do I reach you in an emergency?
By phone during office hours; outside office hours through the emergency service we organize with our partner contractors.
Unhappy with your property manager?
Get to know us. We’ll explain how the switch works for your association.
