On January 1, 1935, Garmisch and Partenkirchen were merged, one year before the Winter Olympics. The Partnach river still divides the two halves, and many locals will tell you to this day whether they are from Garmisch or from Partenkirchen. Some 28,000 people live in the valley basin where the Loisach and Partnach meet, framed by the Ammergau Alps, the Estergebirge and the Wetterstein range.

West of the Partnach lies Garmisch, with the Marienplatz, the pedestrian zone and the Kurpark. This is where you’ll find many apartment complexes and condominiums, including second homes. To the east lies Partenkirchen, with the Ludwigstraße, whose painted houses make it one of the most beautiful streets in Upper Bavaria. At the foot of the Gudiberg, home of the Olympic ski stadium, lies the Kainzenbad neighborhood. To the north, Burgrain, Breitenau and Sonnenbichl belong to the Garmisch side.
And then there is the former municipality of Wamberg, incorporated in 1978. Wamberg is said to be Germany’s highest church village, and it is joined by Kaltenbrunn and Schlattan as well as the hamlets of Graseck above the Partnachklamm gorge. There are only a few houses up here, and almost every one has its own story, access road and utility hookups.
